Check relevant work
Ask to see completed projects that resemble your house and proposed conversion. If a previous customer is willing, ask what communication was like, how changes were agreed and whether there were unresolved items at handover. A photo shows a finish; a conversation can help you understand the process behind it.
Know who you are engaging
- Confirm the legal business name shown on the quote and contract.
- Ask who will supervise work and who will be your day-to-day contact.
- Ask which trades are employees or subcontractors.
- Request current evidence of relevant insurance and clarify its scope.
- Check claimed memberships with the issuing body.
Discuss life in the house
Ask about work hours, access, temporary protection, waste, deliveries and the periods when services or rooms might be disrupted. Explain anything important to your household, such as home working or limited access. Record agreed arrangements with the scope.
Make the payment and change process clear
Ask for a written payment schedule tied to clearly described stages. Establish how variations are approved and priced, who can authorise them and what happens if the programme changes. Read the contract before committing and take independent advice where needed.
