How to use this with two or more quotes
Make a copy for each contractor and note the document or email that answers each point. An unchecked item is a question to resolve, not an automatic reason to reject a quote. Ask for the missing information before deciding whether one total is cheaper.
Separate exclusions from optional upgrades
An exclusion is work you may still need to arrange or pay for. An optional upgrade is a choice above the agreed base specification. Keeping those categories separate makes the eventual budget easier to understand. Ask the builder to identify both explicitly.
Keep the final version
Once changes are agreed, keep a dated final scope with the contract. Save the earlier versions separately so that you can see what changed. Do not rely on a remembered conversation for a cost-sensitive decision.
