Ask for a responsibilities list
- Who produces the structural calculations and responds to design questions?
- Who makes the building-control application?
- Who arranges inspections, and at which points?
- Who keeps inspection records and supporting certificates?
- Who resolves any outstanding items before completion?
Look beyond the new room
Ask your designer to explain any work needed to the existing floors, stair route and doors. Request a marked-up drawing showing the affected rooms. That makes it easier to understand disruption and compare whether different quotes include the same scope.
Keep a completion folder
Keep the agreed drawings, calculations, written scope, inspection correspondence and completion documents in one place. Ask the contractor to list what will be handed over and when. Include any electrical or other specialist certification relevant to the completed work.
