Loft conversion planning permission in England

Some loft alterations can be permitted development, but the design and property must satisfy all relevant conditions. A national allowance does not establish permission for an individual house. Check restrictions, previous alterations and the local planning authority’s guidance before committing to work.

The volume limit is only one part of the test

Government householder guidance describes a roof-volume allowance of 40 cubic metres for terraced houses and 50 cubic metres for other houses under Class B, with other limits and conditions. Check the address, not just the postcode

Conservation-area status, listed status, previous planning conditions and Article 4 directions can change the route. A neighbouring project is useful context, but it is not approval for yours. Ask the local planning authority or a qualified adviser about the exact address and proposal.

Planning and building control are separate

A project that does not require a planning application can still require building regulations approval. Keep these as separate questions in your brief and agree who is responsible for each. Party-wall procedures may also apply to particular work.

A practical first enquiry

  • Keep the existing and proposed roof drawings together.
  • Record any previous roof enlargement, including work done by earlier owners.
  • Check local designations and conditions against the address.
  • Ask whether a lawful development certificate would be appropriate.
  • Agree who prepares and submits any application, and what their fee includes.
