When to explore this option
You want to work mainly within the existing roof shape. Ask a designer to show the finished usable height, rather than judging the empty loft by eye. Floor construction, ceiling finishes and insulation all take space.
Rooflight, Velux or dormer?
Rooflight describes the approach: windows sit within the roof slope. VELUX is a roof-window brand, so a “Velux conversion” usually refers to a rooflight scheme rather than a separate roof shape. Ask which windows are specified instead of assuming the name describes the whole build.
A dormer changes the roof shape to create a more upright area. Compare both options using the same furniture layout and finished ceiling heights. Extra glazing and extra standing space solve different problems.
Where a rooflight scheme may fall short
Roof windows do not lift a low ceiling. Before choosing this approach, ask for a section showing the finished floor, insulation and stair landing. Check where you can stand, open storage and move around the bed or desk.
What to compare in a rooflight quote
Ask for separate descriptions of the roof windows and installation, structural floor work, staircase, insulation, services and internal finish. A price for fitting roof windows is not a price for creating a habitable loft room. Use the cost and scope guide to compare the complete work.
Questions for your first assessment
- Where will a person stand at the top of the stairs?
- Can a desk or bed fit without forcing circulation into the lowest part?
- How will roof-window positions relate to privacy, glare and furniture?
- How will the room be shaded and ventilated?
Rooflight or dormer?
Compare the finished layout of each option on the same scale. If a dormer is proposed, ask which specific problem it solves. If a rooflight design meets the brief, ask the contractor to explain any savings against a like-for-like finish, rather than relying on a generic price difference.

Include your postcode, property type, intended room, budget and timing. Mention any drawings and rooms that need to stay usable during the work. You do not need to choose a conversion type before enquiring.
